Helping Fulfill the American Dream in the Arkansas Valley!

   [^ top]

One wouldn't think that in this day and age, there are still Americans who don't have the benefit of adequate, safe and affordable housing for their families; but the statistics are staggering. Many American families in rural communities fall below the area median income and have difficulty meeting the qualifications to purchase a home of their own by conventional means. In 1963, the USDA developed its first Self Help Housing program, and the success of the program has grown, making homeownership affordable for thousands of Rural American Families.

Mutual Self Help housing is a program that allows a family to achieve the dream of home ownership through their own work and efforts. A group of 4 to 12 families is qualified and selected by a local sponsor, like TCHCDC, and the entire group commits to building each others homes. Technical training, guidance and supervision by a construction supervisor until the project is complete, is provided by TCHCDC. Families participating in the program provide up to 65% of the labor necessary to build their homes. It is this savings from the reduced cost of labor that allows the families to afford their homes. This idea of "sweat equity" has been around for decades and has proven to be an idea that builds communities, not just homes.

Melonaire Apartment Complex

The south end of Rocky Ford is a beautiful place to live with its mature trees, Victorian Homes and Golf Course. TCHCDC hopes to add to the beauty with their renovation of the Melonaire Apartments. The old hotel, turned apartment complex, has been an eyesore for years.

TCHCDC has been working on this project since the year 2002, completing the steps of acquisition and funding rehabilitation of the property. The future of the complex is to provide affordable family housing, which is a constant need in the Arkansas Valley.
